Confidential Workplace Design


This confidential client is a clinical-stage biopharmaceutical company specializing in the research and treatment of various forms of cancer. The main focus of the company is on the development of engineered T-Cell immunotherapy.  The success of the company has lead to the need for more space to grow their administrative departments at the Santa Monica Headquarters campus location.

RIOS was brought on to design and plan for the extension of their Headquarters location into a 5 level, 120,000 SF space at the Colorado Center business park in Santa Monica, CA. 

The majority of the workplace interior consists of private office space with about 30% assigned workstations in an open office layout. Each level requires a high level of circulation efficiency in order to maximize the floor plate and allow for as much program as possible. At each main circulation intersection an amenity "pocket park" space is introduced in order to create a social point for employees to recharge with refreshments & coffee or have impromptu meetings. A larger cafe is planned on Level 3 along with a large "living room" lounge area for casual meetings on Level 4. Each level has 2 exterior terraces that are furnished with a variety furniture types from interior lounge spaces to work tables for outdoor meetings.
